P&Z recommends zoning update, reviews ordinance changes

Wylie Planning and Zoning Commission recommended updates to an existing zoning district and discussed potential revisions to the city’s zoning ordinance, including possible changes to land-use regulations and development standards last week.

Commissioners first held a public hearing Tuesday, March 17, and considered a city-initiated zoning request involving approximately 34.6 acres located at the southwest corner of FM 544 and Woodbridge Parkway. The request proposed changing the zoning designation from Planned Development 2003-01 to a revised Planned Development district to align the property with updated city regulations.

Planning staff explained the change was administrative in nature and intended to modernize zoning standards originally adopted more than two decades ago. The property was initially zoned in January 2003 under the city’s 2002 zoning ordinance. Since then, Wylie has updated its development codes, most recently in 2023, prompting staff to recommend amendments to bring older planned developments into compliance with current standards.
