A Trader Joe’s market store will be considered at a Jan. 6 meeting.

The Wylie Planning and Zoning Commission is scheduled to consider a site plan for a proposed grocery store and retail development at its Jan. 6 meeting.

Commissioners will review a request for Lot 6, Block A of the Wylie Hooper Addition, a 3.95-acre tract located at 2710 W. FM 544. The property owner is Texstone Capital LLC, and the applicant is LJA Engineering Inc.

The proposal includes construction of a 12,500-square-foot Trader Joe’s grocery store and a 5,999-square-foot retail shell building. The site is part of an eight-lot commercial planned development approved by the Wylie City Council in November 2025 under Ordinance PD 2025-41.

Also included on the meeting agenda is the preliminary plat for the planned development, which appears on the consent agenda. The site plan outlines overall access drives for the entire development while providing detailed plans specific to Lot 6.

If approved, the site plan and landscaping plan would receive conditional approval. Architectural elevations for the retail shell building would be required to be submitted to city staff for final review and approval.

The development plan includes three driveway entrances from FM 544 and two from Hooper Road. Fire lanes are planned around the main structure and are designed to comply with applicable fire code requirements.

A total of 118 parking spaces are proposed, including six designated as accessible. Parking meets the requirements of the approved planned development and the city’s zoning ordinance. Shared parking is permitted within the development. Dumpster and loading areas are planned at the rear of the buildings and are not visible from parking areas or roadways.

The site plan includes 30,110 square feet of landscaping, representing 17.5% of the overall site, exceeding the 15% minimum landscaping requirement established by PD 2025-41. Landscaping features include a 10-foot buffer with sidewalks along FM 544 and additional tree plantings throughout the parking areas.

Exterior materials for the grocery store are proposed to include two brick patterns, stone and stucco, with entrances highlighted by canopies and recessed architectural elements. As required for structures of 6,000 square feet or more, the building would be equipped with a fire sprinkler system.

The meeting will begin at 6 p.m.
