Commission considers zoning changes for three development requests

The Wylie Planning and Zoning Commission considered zoning changes for projects on Country Club Road, Regency Drive and Alanis Drive last week.

Commissioners voted to approve a zoning amendment as presented that would remove townhomes and increase the number of single-family homes in a planned development along Country Club Road at their Tuesday, Dec. 2 meeting.

The request, submitted by Toll Brothers, affects 25 acres at 605 Country Club Road, north of Fire Station No. 2. The amendment would update Planned Development 2024-10 to allow single-family detached homes, commercial development and open space (ZC2025-16).

City staff said the developer proposes eliminating townhomes previously approved for the site and raising the number of single-family lots to 67. Planned 10,000-square-foot lots would meet the city’s SF-10/24 standards. A commercial section would remain along Country Club Road to serve the surrounding neighborhood.

An amenity center originally proposed near the neighboring Presidential Estates subdivision has been removed, as has a direct connection between the residential and commercial tracts. Toll Brothers representatives said residents who attended two outreach meetings favored removing those elements due to privacy concerns.
