P&Z approves two plans, including CTE building

Wylie Planning and Zoning Commission moved two development projects forward during its Nov. 4 meeting, giving unanimous approval to a new office-warehouse complex in the Regency Business Park and a major career technical building at Collin College’s Wylie campus.

The first item was a site plan for Lot 3R, Block B of Regency Business Park Phase One, covering nearly 2 acres at 117 Regency Drive and 25 Steel Road. The plan calls for four new office-warehouse buildings offering shell space suited for small business tenants. An existing building on the property will stay in place, and city staff noted the project aligns with the current zoning and land-use plan for the area, which has seen steady commercial growth over the past few years.

As part of the project, the access drive on the site will be extended to create a loop to Steel Road, and a detention pond is planned on the north side to help with drainage. The property has also been replatted as a single lot. Each new building measures just under 18,000 square feet, and the development includes 41 parking spaces, three of which will be ADA accessible.
