Council weighs mix of development proposals

From a proposed convenience store with restaurants to revisions in a Toll Brothers housing project, Wylie City Council tackled a mix of development decisions during its recent meeting.

The council scheduled a public hearing and considered an ordinance that would rezone 1.601 acres at 2111 W. FM 544 from Light Industrial (LI) to Commercial Corridor with a Special Use Permit (CC-SUP). The proposed change would allow for the development of a convenience store and fueling station at the southeast corner of Sanden Boulevard and FM 544.

Triangle Engineering, LLC, proposed a 5,000-square-foot convenience store featuring 16 fuel pumps (eight double-stacked) beneath a modern canopy. The store would also include three quick service restaurants: Nick & Moe’s Fried Chicken, Pizza Hut Express and Quiznos Subs. The operating hours for the businesses range from 6 a.m. to 24 hours daily, depending on the restaurant.

In addition to the primary development, the project includes a 1,100-square-foot shell space for a commercial use permitted by-right under the CC zoning designation. Initially proposed as a smoke shop, that use was removed at the request of the Planning and Zoning Commission. 

This is an update to print story in The Wylie News: After discussion, council voted to deny an ordinance for a change in zoning from Neighborhood Services (NS) to Community Retail – Special Use Permit (CR-SUP) on 1.056 acres to allow for a motor fueling station with a convenience store and drive-thru restaurant use.
