Property values continue to rise

Collin County property values continued to rise in 2026, according to certified estimated taxable values released by the Collin Central Appraisal District.

CCAD mailed 2026 real property appraisal notices to property owners April 15. Owners who disagree with their valuations may file a protest by the deadline listed on their notice. Business personal property notices are also mailed separately.

The report said estimated Collin County property values increased 1.28% to $272.8 billion, with $7.87 billion in new property added to the tax rolls as of April 24, 2026.

CCAD reported the average market value of a Collin County home in 2026 was $592,948, compared with $599,487 in 2025.

In the city of Wylie, CCAD data shows a 0.04% increase in total estimated taxable value, from $8.69 billion to $8.70 billion in 2026 with $71.3 million in new construction accounting for 0.82% of the total value.

“Collin County is still growing at a rapid pace as evidenced by the increase in new construction in most areas,” said Brian Swanson, assistant chief appraiser. “However, the year-over-year existing home values have decreased slightly. This will still result in a slightly upward trend for the taxing entities when we certify the values.”

The 2026 estimated average market value of a home in Wylie is $433,200. Last year’s figures estimated the average market value of a home at $447,679.

Wylie residents pay property taxes to the city, county (Collin, Dallas or Rockwall), Wylie ISD and Collin College.

Wylie Independent School District had a 1.63% decrease in estimated taxable value to $10.81 billion. New construction accounted for $180.7 million, or 1.64% of the district’s taxable value. The average estimated market value of a home within WISD was $473,527 in 2026, compared with $483,634 in 2025.

In Seis Lagos Utility District, CCAD data shows a 0.31% decrease in total estimated taxable value, from $454.4 million to $453 million in 2026 with $1.74 million in new construction.

The 2026 estimated average market value of a home in Seis Lagos is $913,247. Last year’s figures estimated the average market value of a home at $903,075.

CCAD reported the Town of St. Paul had total estimated certified values down 2.15% to $211 million with $2.5 million in new construction. Collin County WCID No. 3, which includes Inspiration, had values down 2.86% to $1.11 billion with $43.8 million in new construction.

The estimated average market value of a home was $589,944 in St. Paul and $577,083 in Inspiration.

In Elevon Municipal Utility District No. 1A, CCAD data shows an 11.3% increase in total estimated taxable value, from $169.8 million to $189 million in 2026 with $29.5 million in new construction.

The 2026 estimated average market value of a home in Elevon MUD is $293,412. Last year’s figures estimated the average market value of a home at $296,768.

In nearby Murphy, CCAD data shows a 2.18% increase in total estimated taxable value, from $3.96 billion to $4.05 billion in 2026 with $33.9 million in new construction.

The 2026 estimated average market value of a home in Murphy is $620,390. Last year’s figures estimated the average market value of a home at $609,774.

Residents can file appraisal protests online through Collin Central Appraisal District at efileprotest.collincad.org, by mail or by dropping off their form at the CCAD customer service counter.
